Roof Refurbishment and Roof Repair

Most of the factors that cause failure and affect the life expectancy of a roof can be identified before any problems occur. However, left unattended any one of them can ultimately cause the failure of the complete roof.

Why Can a Roof Fail?

Poor Design

Incorrect or lack of calculations for wind uplift and condensation risk analysis, are typical examples of design errors which can result in failure of the roofing system. Inadequate falls can cause ponding water, which may affect the laps and compromise the waterproofing integrity. Building movement may also require consideration, where applicable.

Incorrect Installation

Incorrect or lack of calculations for wind uplift and condensation risk analysis, are typical examples of design errors which can result in failure of the roofing system. Inadequate falls can cause ponding water, which may affect the laps and  compromise the waterproofing integrity. Building movement may also require consideration, where applicable.

Lack of Roof Maintenance

All roofs require maintenance, even if it is just to clear drainage outlets and gutters. If these are left blocked, water can ‘pond’ on a roof, leading to the potential for thermal shock of the waterproofing as the water freezes and thaws. Loss or movement of UV protection is also a maintenance item which if left unattended, can lead to serious or total failure of the roof system.

Sika Refurbishment Roof Process Overview

At Sika, our early involvement means we are able to provide a full roof survey to establish if and where there may be areas of the roof that are no longer watertight. By conducting this roof survey, we are then able to proivide a full comprehensive report that identifies roof areas were water has been detected in the roof build up, and also we can establish if a full roof refurbihsment is required or simply a repair of part of the exisiting waterproofing system installed. The information collated via these first stages provides our technical team with the necessary information to create a specification most suitable for the project requirements, with supporting technical information and literature for each individual roofing technology and areas of the roof including detailing.

Using Tramex moisture mapping equipement, we can identify as early as possible which of the following refurbishment services the roof of your project will need:

  • Overlay existing roof
  • Flat roof repair (partial strip)
  • Strip and replace existing roof

Flat Roof Solutions

Why choose a single-ply system?

Single-ply membrane is a popular solution for refurbishment projects. Single-ply roofs are particularly valuable for buildings with a weight and load-bearing consideration because of the membrane’s structural strength. As well as its durability, single-ply membranes are very lightweight and ease of installation can mean a time and cost effective solution.

Why choose a liquid applied system?

Liquid solutions can be a great choice for refurbishment projects, especially those projects that need to remain occupied whilst the works are carried out. Sika's liquid membranes when applied cause minimal disruption due to its cold-applied application, low-odour features but yet still provides a watertight seamless roof solution.

Why choose a bituminous system?

Bituminous membranes are highly durable, robust and flexible even in colder temperatures, creating an ideal waterproofing solution for all year round. As one of the oldest roof systems used in the industry, bituminous membranes continue to prove their performance for numerous project types.
